Investment Opportunities in Memphis

Hello All,

My wife and I are in the early stages of our real estate investment journey, and we’ve been focusing on the Memphis market. I’d love to hear more about your experiences over the years.

We are specifically looking to purchase single-family homes in the $80,000–$150,000 range and are considering renting them through Section 8. I’m curious if you’ve had experience with this approach, and if so, I’d appreciate any insights you might be able to share.

Additionally, do you have a real estate agent you would recommend who specializes in investment properties in the area? Any guidance you can provide as we navigate this process would be incredibly valuable.

I have five houses in Memphis area, and the biggest problem has been finding a good property management company.  I was previously with Foundation Property Management, and they consistently mis-managed (horrible tenant selection, extreme rehab costs,...). They put one of their employees into one of my houses, and after I switched to a new property manager, that tenant stopped paying rent (amazing!)  

So, good luck on your search.  But be warned about that company...
