Rehab would be on the lighter side, nothing too major.

That's not professional - that's telling everyone on the dating website that you're 15 years younger, 60 lbs lighter and still have all your hair then wondering why everyone is not enthused when you meet for the first date.

Probably want to target lighter dark areas for lower price homes where 1% rent rule may be beaten (if the house is worth 200k, it must make 2k per month in rent or it is probably not worth it). 

We live in the tri-state area (NY/NJ/CT) and are looking to learn how to do lighter home renovations (kitchens, bathrooms, etc.).

I scrubbed it off and peeled some of the paint, underneath, there are some lighter gray residue.

I suggest a lighter color that won't show scratches as much.

You are moving to a relatively high and stereotypically-hostile-to-landlords place and it would be a lighter and easier thing to own rental properties in markets that are less expensive and less-landlord-hostile.To that end I'd recommend picking up a copy of Long Distance Real Estate Investing and digging in!

The more little things like that you can do to make your workload lighter can be huge.
