I still find it Ironic that I have an enormous list of buyers for my wholesale deals, but yet only 10 are actually serious. I would like some feedback on why people "pretend" to be Cash Buying Investors.

Only way to tell if you have a serious buyer tell the buyer to let's open escrow, and if they give excuses mark them of your list.
