There probably should be negative CAP rates though, for the midwest, F class, multifamily pigs that produce negative NOI and should pay somebody to take off their hands if not for the newbs from CA who think they hit the jackpot in finding such a "great deal" by buying a property for less than some pay for a car. 

I rarely start a thread, but today I had an experience that I just have to share.A year ago, I thought I'd hit the jackpot.

Not to me.Every one of those eight "says" is actually really hard and involves a lot of work or a lot of luck, so the chances of stringing them all together are... well... what's the SuperLotto jackpot at today? 

But a chunk would need to into real estate.From a gambling perspective, the jackpot is big enough its actually a good bet to play.
