Hi Greg ,Good luck on your venture and I plan on following you and learn all I can , I'm looking foward to what you have to say I am a newbie to this also and I want to learn as much as I can Keep up the good work and don't let anyone distract you from doing what you want.

This is all I am doing now, I do not deal with retail buyers and sellers at the moment, I tried to, but found it to be a distraction. so I would also need to figure out a way to cover my monthly expenses both business and personal asap.  

I'll be too distracted at work leaving early to get to settlement.

How long would it have been if you stayed on it without distractions?

I've had a long time passion for all things RE related and now have the financial means to leave my full time role "working for the man" and use all of that energy and RE aspirations to focus on this full time, without any distraction from a 9-5 day job.

A seam that big, even done well, might really distract from the cleanness of everything.

@Bridger L Logan was the only possible reason you shouldn’t would be if it’s in a neighborhood you’re worried about getting shot in, if you don’t have adequate reserves for vacancy and repairs, or if your time is so valuable that managing it would distract you from higher dollar per hour work.

You might want to look into investors like Michael Blank or Sterling White who, as I understand it, aimed for multi family syndications from the beginning, and in so doing developed their essential skill set early on, instead of getting distracted with the day to day of smaller properties.
