This of course is a website or can even be a yellow pages ad or billboards (which can be very expensive).While I would love to say that just getting a website and setting it up causes leads to suddenly start flooding your inbox, it's just not the case.

Eventually, and it may well take time, you will run onto people who have money and are willing to invest in you.Anyone who respondes to an ad or advertises is most likely a hard money lender.

In the right neighborhood, an ugly triplex is a vastly better investment than an adorable duplex, you and your new partner can put in a little elbow grease and build that sweat equity.

How about the Craigslist rental property scams, where the scammer from some remote location takes the photos from some other ad or property and creates an ad with an offered price way below market but requiring funds to be sent via Western Union?

Remember that search requires someone who knows to look for your service, while Google Displsy Network (GDN) is designed for the visitor who "finds" your banner ad or similar ad. 

Saves time, money, less liability, less stress, chances of getting pie on your face for failing at what you tried to do and a better way to stay out of trouble....Bill, I've learned this much so far but I've never seen an option for sale on a bandit sign or classified ad or anywhere.

Use that time to get your inspection, double and triple check your numbers and maybe even float an ad or two on Craigslist for rent to see if their is interest in your areaPersonally, I buy  HUD homes that may be as far away 6-7 hours from my house.
