It is not easy building relationships with lawyers - their center on influence has long been established - you can send them letters - better still visit their offices - show your face - not just a letter - have something to offer them - let them know where permitted by law - you can pay them a referral fee - let them know that you can assess the property for them or talk to the heirs - let them know you have a contact with an auctioneer (me) and can give them a proposal to buy the estate or help them negotiate a sale.Attorneys think they have all the answers - you need to win their confidence and loyalty - sometimes this takes years - keep mailing to them - refer people to them you need to GIVE TO GET.

I don't know how ohio works, but in TX, its defined as 'loyalty'. 2) Exclusive agency contracts allow the broker/realtor/wholesaler to sell the property but also allows you to sell the property without owing a commission3) Exclusive right to sell contracts allows the realtor/broker/wholesaler to collect a commission as long as the property sells during the listing period.4) In TX, to sell or buy real estate outside of a FSBO transaction, you must have a license.

@Ryan Hutchins I would suggest working with an investors agent (preferably someone who works at a brokerage that focus on investment properties and avoid ones that are just residential agent, because the amount of up-to-date/freshest information and the wide range of network/connection necessary for not just finding the best deals but also helping you with the exit strategy, tax saving strategies, etc really changes the entire outcome of your investments) who has great in-depth market knowledge, experience in making successful investments themselves, holds high level of integrity, honesty and loyalty.

We use C.A.R (California Association of Realtors) form BRE "Buyer Representation Agreement- Exclusive" here in California to get our buyers to commit to working solely with us so we aren't wasting our time on buyers who aren't serious or those who have no loyalty.
