I have an applicant with a violent criminal offense in the fairly recent past that I want to deny on that basis, and I want to do it legally and smoothly.

Can we legally (in TX) run a criminal background check and charge for it, on a adult tenant who is not a co-signer on the lease?

But if I keep out people with hard criminal records, evictions...I am just nervous to mess with 3/2/2s for $150K in pinellas grade A areas because of the hedge funds - I feel like I am chasing ?? 

We use iCreditvision and it gives us an in depth criminal, credit, and eviction national check. 

These include an Experian credit report and nationwide criminal / eviction searches. 

Run a criminal background on them...if everything checks, get them signed to a lease with 1st  & last month rent....good tenants are hard to find!  

Though for repeat offenders, perhaps they could consider it a criminal offense.I have no idea...and I'm sure every jurisdiction will have it's own rules/penalties...
