You'll also need to hire someone to create as-built drawings for your house (so you can show square footage, locations of smoke alarms, fireplaces, how many beds, etc. and same for your property to show setbacks, easements, parking, locations of trash cans, etc., which you will need to submit to the county with your application.

It meets all the zoning by laws for set backs with its current foot print but fails to meet the zones 1 acre lot minimum and 150 feet of frontage ( 92 feet of frontage on a cul de sac ).

Since no permits were pulled, all permits had to be applied for and penalty fees were added.As individual trade permits were done and fines paid, the order was to have the structure removed or relocated 10 feet towards the house because of a setback line.

Many times zoning will allow a certain number of units, but the physical constraints on the property as well as any setbacks, easements, utilities, etc. you may have to avoid, as well as allowing for parking, storm water management, etc may actually limit what you can physically build (feasibly).
