Buying a Tear down in Mass
Hello everyone,
I am looking at a property which sits on a nice 15000 SF lot. The current home is a disaster, highest and best use would be to tear down an rebuild.
The current foundation is 34 x 28. It meets all the zoning by laws for set backs with its current foot print but fails to meet the zones 1 acre lot minimum and 150 feet of frontage ( 92 feet of frontage on a cul de sac ).
The owner is a bank and I highly doubt that they will accept a building permit contingency. I know every town is different but based on what I am describing do you think I have a high probability of the town saying yes after I take title and go before the ZBA?
Any experienced builders in this forum that may lend a guy some advice?
Thank you
