Flex Space sq footage

We are looking to build a flex space and would like advice on the ideal sq. footage.  Between 1500 and 2500.  Does anyone have an opinion on what the ideal suite space is?  Obviously one that leases out the easiest and yeilds the highest price/ft.  Thank you!

I don’t think the lease rate per sqft is going to vary much between 1500-2500sqft. 

The best way to go about it, is create a 50’ deep single slope building x however many feet long you can fit on your lot. You can make your bays 30’ and maybe on a few leave the dividing partition wall out to accommodate someone that wants a unit space larger than 1500sqft
