It gave hope and belief to me, for sure.And, I think it's really worth mentioning that this was essentially before home computers and the Internet were ubiquitous (well, I didn't have either at the time), so it's not like you could just watch the latest YouTube video to glean all of this information.In the end, people are unnecessarily harsh. 

I just paid the collection, in retrospect it wasn't worth stiffing someone who ripped me off, but as someone who sees a lot of credit reports, that seems unreasonably harsh. 

And even  if you can generate superior returns, is it worth the headaches of dealing with the drama inherent in a lower quality neighborhood? 

In commercial you do not deal with the drama that comes with residential tenants.

Get your first impressions and see what you want to do.The potential drama of your seller also being the HOA manager and a future neighbor...

It is hard to step back & be objective.Using an impartial outsider (PM) could make the transition much smoother & remove you from the day-to-day drama.

To me will be great if they stay since won’t have to remodel 2 apartments at the same time, but their constant drama is affecting the entire community.

If you want > $700/month, the areas and quality of tenants will likely go up and the drama goes down. 

It just depends on your business model and asset preference. plus less stress and drama..
