Class A/B property strategies: Cash flow, cash-on-cash ROI?

Hello BP colleagues! 

Questions about Class A/B properties: 

As a summary, my market/location is in San Antonio, with high property taxes and low vacancy. I know the market/area should have big impacts on these type of properties.

They seem to have very little cash flow ($150-200) with a 20% down payment and after all the other good stuff (maintenance, CapEx, HOA, property taxes, vacancy, insurance, P&I), Cash-on-cash ROI between 2.5 to 3.5%, depending on the down payment of course.  

What strategies are you using to find good Class A/B properties?  Is these numbers make sense to get in a premium area or should I look into the Class C/D category?  I do not have PM on these numbers since they are relatively easy to manage.
