I'm debating on if I should try to buy out of my back yard or if I should try in Ohio where my wife's family lives. either way I don't really know how to evaluate the market yet so if any has any book suggestions I'd be very grateful.

You also get a lot of positive feedback from your coaching students who are really grateful to you because their net worth has gone up a lot compared to the cost of the coaching program.So that is the type of scenario where a lot of investors start to become real estate investing coaches.
