Then do the 203k and fix up the abandoned I spoke with another investors today and he suggested to just concentrate on the property I own right now...From my understanding when you own more property the better...So I'm stuck should I buy another multi or just put my money into the renovation

Mark there are various methods you can use to get started,pick one,concentrate on that,develop the expertise for whatever direction you decide on and you will do fine.Our business is multi-faceted as i am sure you have found out.Expect late hours,a few bumps.The sky is the limit.Good luck,which is preparation meeting opportunity.

Sometimes I'll go a week without getting any leads, other times I'll get 6 - 8 submissions per day (this is on my absolute best of days).The only downside is - these leads are coming in from all over the country, so it's difficult to keep my business concentrated to any one market (and it's definitely harder to make offers and sell properties in a market you don't fully understand).
