I guess my biggest weakness is not knowing how to start looking for financing, so any tips or advice is welcome.  

I live  Europe and I have a house in Huntsville since 2009.I left the US in 2011 and immediately I rented out the house I had just 15 days of vacancy until now.Right now the Euro is weak so the rent is virtually increased.

Too many people make mentor requests and forget that the person on the receiving end of their weak request needs help too. 

You look at commercial retail and with 1 million property is in weak suburban to rural market.I have found my clients looking at 2 million and under to own directly for retail unless they are paying all cash there is almost no cash flow because debt rate is around 5.0 and property is 5.5 to 6.0 cap rate.

I truly figured out what my strengths and weaknesses are in this business.

They just know when landlords "are not eager to go through an eviction- we are out of town by 600 miles from our rental, so we would rather avoid if we can".I found my "problem tenants" have been the one that find a weakness.

That way your money is working for you & you get to learn your strength and weaknesses.  

Might not be worth the trouble.Adam is right, you can serve by publication here, but its a pretty weak judgement if they fight back (which is super rare).

Make sure you understand the strengths & weaknesses of each & how it fits with your current situation with Time, Capital, & Expertise.Also, when seeking a mentor, take the time to understand what is important to them.

The file place was ultra weak with no ability to quickly search the files.
