hmm good question, you are kind of stuck at the moment. you are in a contract and your realtor should have added those clauses to help you. i have faith in the other realtors tho so maybe double check your contract to make sure he/she didn't add it in there for you????

Our business model is to have long-term, well-vetted tenants in our properties and monkeying around with security deposits is a bad-faith gesture beloved by fools who can never quite grasp that the rental business is by definition largely a people business.

I suggest either asking a realtor, attorney, lender etc. that you know if they could refer you to one in the area or place calls to a couple in the area possibly targeting a specific realty company you have faith in.
