After the service I received my Bachelors degree in Public Administration and City Management, but with the downturn in the economy cities weren't on a hiring spree so I ended up paying the bills via the oilfields of North Dakota.My first attempt at investing was a blind, headfirst dive into house flipping...in Arizona...in 2008.

(I also have had mini-blinds for 5 years and they're still in one piece, and my bathtub is bright white and looks like new as opposed to being dingy at the bottom, but that's because I care about my place unlike your typical renter.)

But, I can see much of what I read in action from various posts here on BP that I otherwise would be left to work through hypotheticals or, even worse, blindly enter actual deals.

I don't buy blindly I build a local trusted team . . . they do the leg work, big portion of the DD and enable me (us) to buy sight-un-seen (we do travel to see/check but we have created a system that it is not required to do so, but a bonus if you do).

Just go room by room and think what is there that I could possibly list,blind cost,  the door cost is rather interesting you may be required to show receipt, labor costs for replacement so I'd repairs /replacement starting at :  $$$.

If NL, his bankroll should be at least ~50 buy ins (a buy in is 100x the big blind), preferably 100+ if he is playing for a living.

In the lease it says one dog and she went ahead and got another dog without asking or paying pet fee.Today when I went by the house I noticed she removed the blinds (we installed new blinds) in front window and put curtains.
