We both have full time jobs also.My question is, I noticed Kansas requires you to be affiliated with a broker to be licensed.

I figured as such that when the time came to present the purchase contract I would have to disclose the buyers affiliation to the seller because I don't want to violate any disclosure rules.

Another question too...What kind of things do you tell that homeowner to convince them to take your offer of 50-75% below market value.I'm just finding really hard to comprehend the fact that even in their complex/troublesome situation would they really throw all they money away?

It is ok to recommend someone if you are not affiliated with that company. 

We use Rentec-Direct to both collect our rent and to affiliate market through Zillow.
