Thanks for the feedback everyone, don't worry I'm too Canadian to break the rules (moved down to NJ 7 years ago from Alberta), just curious if I was the only one following the rules ;).

So ratcheting up several times with the 1031 from one to several properties can give you quite a bit of exponential growth.But what's really interesting to me now is the consolidation and globalization of the national real estate market  in the US.

The reason you are feeling stuck is because that's how the Canadian banking system is designed.

US citizens don't have the same options in Canada as Canadian citizens...and the same goes vise versa and just about any country really. 

A non-owner-occupied mortgage in the US for a Canadian foreign national investor will require 30% down payment in the non-qm mortgage industry. 

Every since CMHA transferred over to the Canadian facilitation company last summer it has been a lot harder to get things approved.

There is a global debt crisis coming and the Fed will respond by printing more money (as it always does) but this time it will  destroy the US dollar in the process. 

Mexico is a huge country and markets are very different.Huatulco is mostly a place for Canadians as we are the only country to have direct flights there, which is a problem.
