Canadian looking to turn STR strategy in Nashville into a long term rental business

Long time listener, first time poster.

I'm a 32 year old Canadian living just north of Toronto, ON currently. I've always loved Nashville and would love to one day relocate there permanently with a sustainable long term rental business funding this dream.

All of my equity is currently tied up in my Canadian home which I won't be able to refinance until the renovations are done, however I have been reading a lot about rental arbitrage as a way to get started with lower money down in the meantime.

I would love to turn a rental arbitrage play into a down payment for my first Nashville home and I'm curious if anyone in the BP community has a short term property management company or real estate agent they would recommend for something of this nature.
