That being said, here are a few reasons I see some stable growth, here in Utah & Salt lake county specifically, but also across the nation. 1.The Median home prices have typically appreciated at 4% per year, out pacing inflation (most of the time) we saw higher than avg growth starting in 03-07.

That's a pretty broad range for rents so you might want to negotiate down a little if you can but you're safely above 1.5% which in Utah would make you money.

you should be able to deduct the losses w/ut being a professional unless you make above a certain amount ($125k for married's).and, yes, any not deducted this year can be carried forward to the next year.I am not an expert but you should really consider using a CPA experienced in real estate since it appears you do not understand how certain tax laws operate. it'd be worth the $ spent.

I can't speak precisely of the rules and regulations in Utah but I would expect that they are similar to here - many of the fees are going to be the same regardless of which license you will go for.
