Put a contract on my First CarWash

I have a contract to purchase a Car Wash in Salt Lake City Utah.  This will be my first car wash but the numbers are just sterling.  Who out there has a lot of experience with Car Washes? 

I'm a little skeptical about the expenses the seller is claiming.  I'm used to expenses being nearly half of your gross income.  His expenses are much lower than that but they seem to be in line with the few other car wash deals I've checked out. 

I have a full due diligence period and he has to turn over all financial including taxes but I'm wondering if there are any good questions to ask. 

Who are the Car Wash Guru's out there?

    Have you seen the seller's tax returns?  His own labor may be buried.
