You then could look at all this data from their data base..I guess we have it really good here on the west coast all this info is just one simple phone call and about 90 seconds. and its dead on acurate

Someone who is a hard money lender in PA may not also lend in NJ.Once you find an area you want to invest in, you can post on the biggerpockets market place mentioning that you are looking to connect with a hardmoney lender who lends in that area.BP does have a database on hardmoney lenders.If you are a first time investor, it may be difficult to find a hard money lender to fund 100% of the purchase and repair budget.

I have used most of the online databases that are available and have looked in Reading, Waltham, Medford, Melrose, Watertown, Wakefield just to name a few.

Being a listing broker I only focus on listing property and marketing to my big database of buyers.That is the most cost efficient use of my time running my business"By listing the property I protect my position before exposing the property to my buyers group.I can market my listings to a large group of buyers at once instead of taking one buyer out at a time.Once I explain this the seller moves forward.
