Depending on how i decide to transform kitchen but i have a real desire to spend a large amount 9k on backyard porch that extends the width of the home connect a walk way and another outdoor sitting area. 

Do you normally just remove the dead rodent, clean up where you can (wood walk way/HVAC) and then leave the insulation as is?

Pretty simple the way I look at it, if it is the tenants own private driveway/walkways they are responsible for snow removal.

., who can deal with different issues for large patios or walkways which you can face during settlement issues.

That just doesn't work and some just walk way.

They mow the lawn at one of the 3 properties in the town, clean the common areas when needed, salt and snowblow the walkways during a storms.

lvp now,  ceramics on concrete foundations,I had a lady ruin 2500 sqft of laminates with a sponge mop.animals and carpet don't mix. hardwoods need refinishing from wear. there's a reason Walmart's are using vinyl plank in the walkways of there carpeted areas. they seem to be wearing very well.  

Prevention- snow, ice, walkways, sidewalks, steps, gutters.  

They should want the walkway and driveway clear if one has a problem with their leg. 

In both my WI 2-unit properties, I just note in leases for BOTH units that tenants are responsible for snow removal of the walkways and off street parking.
