I'm assuming that there are just hard working blue collar workers living in the area that have cheap housing and maybe I should market towards that group?  

@mitch case im looking at buying in lees summit or blue springs area. ideally would like to buy a sfh w > 1% return price to rent ratio.

I have a 14 year old blue nose pit that I have had since he was 5 weeks old ( a little early in my opinion but none the less that is when I got him).I have had insurance on him since he was a pup through Allstate (one of the few companies that will insure a pit).I do not have any experience in NC or with the HOA board trying to change the rules and regs so I can't be of much assistance in that area, sorry.
