Need funding for a cash flowing Duplex - Asking price $30K

Hey everyone, 

I'm not sure if this is the right forum to do this in, but I've been turned down by most of the lenders I've reach out to. I have a duplex that is generating $930/month in rent. The owner wants to retire and is offering me the place for $30K (without closing costs). One side is being rented from the same long term tenant. It's in a blue collar neighborhood. 

I'm reaching out to anybody that can private lend me the money to buy this duplex with cash. The rent will cover the payment. I'm also looking to build relationships with private lenders. Please reach out to me. Thank you!
