We are wanting to buy a property in Utah or Wyoming and would like to try the BRRRR strategy or just find a good deal that could start out with decent cash flow. 

We're entering year 11 and $270K depreciation has already been takenand the original basis of the 1031 plus improvements might be $50K.The property has always been held and managed by one individualso Is there anyway to bring in a partner into a LLC or other vehiclethat can avoid triggering the capital gains due to the IRS and Utah?

I’m going to be moving to the Ogden/Layton Utah area this upcoming summer (will be working @Hill AFB) and I am reaching out for agent recommendations. 

@Jonathan Roszkowski Yeah with your skill set in IT you might look at the "Silicon Slopes" in Utah, or even some cities in Texas like Austin, but because it would be your primary residence as well you have to pick a city that you would be comfortable living in.

@Blair Poelman Why do you think you had worse experience there then any other part of Utah?

There is also a constant pool of young educated talent with UT, ACC, TSU, A&M, Houston and Dallas are 3 hours away.  

Although he isn’t local to you, I know a financial advisor who used to own a property management company and did his masters thesis on real estate in Utah.
