Obviously, those who want to fix and flip tend to go in the opposite direction: first they find a house or whatever, and then they look for either a "debt partner" or an "equity partner" and through this partnership, and teamwork, accomplish something profitable.

I see investors struggle more when they start off out of state and try to do it all themselves @Dominique Osborn Agreed :) Teamwork makes the dream work, and unless you have prior experience, as you mentioned it's not easy to build a team-- especially from afar.
