Since then they've been spamming me with texts on other properties, I've requested multiple times for them to stop, but they just keep changing the phone number they text me from.

You might have some luck calling up a local mortgage broker and asking them to click through their email spam folder if it were JUST the gift fund thing... but a lender being lax there isn't also going to be lax regarding the below standards home itself.

They cut off credit lines on people who are in good standing and pay their bills, then start sending you letters and spam to refinance your home with them for 10K.

These days, you also get spam filters deciding that the rent reminder is junk, and shunting it off to the "spam" box.The tenant *should* know when their due date is without the email reminder, but some people live and die by what their inbox tells them.
