Now is it easy, absolutely not, I spend countless hours, weeks, months and years analyzing micro-markets, watching data, scouting, all to ve able to jump into markets of opportunity when it strikes.

I'm currently scouting for my next BRRRR.

Each of the following cities Neighborhood Scout had a 10/10 on appreciation for this century (last I looked): San Diego, L.A., OC (Orange), San Francisco, San Jose (San Jose may have been a 9/10). 

I will be coming over next year for sure and spend a month or two in Indy to scout the market, talk to people and just get a feel for everything.

Think 50-60 hours per week, easily, scouting neighborhoods, looking at tax records, knocking on doors, etc.If that's a game you want to play....if you're ready to hustle like no one else, then you will find the Sellers, and the Buyers like me will flock to you. 

Will start scouting for title companies! 

I’ve never been there, but plan to visit and scout it out in late October.

Eliminate any city on Neighborhood Scout’s 100 most dangerous cities.Low operating cost - The two most obvious are property tax and insurance.

Branch out to neighboring cities or even go out-of-town to scout for properties that best suit your budget and goals.

But otherwise (aside from having a scout in that city) - how do most people find deals when they are out of state?
