I just bought an off-market property. We negotiated the price and then I provided them a sales contract with appropriate disclosures. As the others have mentioned, the next step is the title company and/or mortgage company if taking out a loan. The title company and lender really took it from there for the most part. Just make sure to get all of your due diligence completed within the required time frame and if you are borrowing you probably want to make it contingent on the financing and/or appraised value. "I used several modeling tools to evaluate the deal." - this tells me you are not ready to do a deal. What does this mean? A modeling tool can't you tell you how a house feels, smells, lays, etc. If I am reading between the lines, you have not seen the property.

Thanks for the insight and valid points. I have a lender to handle the financing, I used several modeling tools to evaluate the deal. But was curious to know what to do after I find the deal. The actual paperwork involved, how much money to put to get a property under contract and get the inspection, appraisal, etc done.
