No surprise P/E and Hedge Funds and others have already identified the growth in STRs and started pouring money into the space, namely through tech firms, data firms, and STR management companies, but the portfolios of STR rental assets is growing too!

I feel the market is a little overpriced but everything looks good as far as P/E ratio in stock market, healthy employment, etc so I'm comfortable still buying(again buying good with some equity in case i want to dump).

Not picking on you because I have this conversation with syndicators and pe guys all the time as well but that's the reality in the Seattle area.

This in itself should bring the value of the property from $5,600,000 to $7,200,000 (and this is considering a more conservative exit cap rate of 100 bp above the enter one), so at the end of the day the increased value would make the investment IRR in the 15-20%.I have a considerable amount of my portfolio in the stock market and believe me, no 2.5% dividend yield stock is going to deliver that performance over the next few years, especially considering the current inflated P/E ratios in the market, unless we gamble on ridiculous appreciation, so I fail to see how your comparison is fair.

@Travis Glenn in looking the proposal, that is a very small foundation job and I would not walk away from the deal if it still financially makes sense.If you want to give Boost Foundation Repair (www.boostfoundationrepair.com) a call they can give you a second opinion or you should get an engineer report if you're planning to flip the house.When you get the engineer report, you could get the engineer to come back out and check the work and provide a letter that states the property was repaired correctly along with their PE stamp.

I'm a finance lawyer in Canada and I've formed lots of pe funds (which is really what these note funds are) for all sorts of different industries but never for notes.  

I'm considering investing with the PE company "Praxis Capital" instead, since they have such a strong track record, and it might be the best way to get my feet wet. 

Therefore, Hawaii properties trades at a premium (lower price to rent ratio) just like the stock in this example trades at a premium (lower PE ratio) ... that doesn't mean you can't make money on it.
