I have been navigating a nasty divorce for going on 3 years now and haven't been paying much attention to real estate changes of late.

If you are not experienced with real estate contracts in Canada, here is my advice...You should be working with a lawyer to have contract of purchase and sale paperwork drawn up properly (or at least review to make sure you are not putting yourself in an unfavourable situation) and have a template for going forward or be working with a realtor.

There is also a chance that the property may not qualify for bank financing for some reason, so caveat emptor.Good on you for going to the town tax site.

In my experience, you can occasionally find some real gems that require little maintenance, can pick them up for a song, and they can cash-flow a few hundred dollars a month.

Guns N Roses also tried wholesaling, but they couldn't cut it so they just wrote a song about it.

Why don't we just drop our insurance coverage, after all's it's just an unnecessary expense. people don't seem to understand that in the investment world, Arbitrage is a term for going long on something somewhere, and going short elsewhere to try to capture a small price inefficiency.
