It is helpful to have your eye on neighborhood changes as well as being able to get there quickly if needed. 

Make sure they are "investor friendly" and well connected in the neighborhood.

The voucher is the most that Sec8 will pay for that person’s rent regardless of where they rent.  2) The second part of the Sec8 equation is the market rates for specific neighborhood’s and property types (SFR vs apartment, # bedrooms, # baths, utilities included vs paid by tenant, etc).

Some PM companies take on higher end stuff (think Cul-De-Sac neighborhoods) and some focus on the hood.

I found a run down house in a great neighborhood.

So if you make you buy box too tight, you will find very few deals that will fit your buy criteria. 

With it being in a planned neighborhood, all the cabins design wise are the same, but ours has even better views. 

This one was in my neighborhood and the timing was right!

Basically since you have these two assets at your disposal maybe tailoring a couple of investments to fit those assets might be the easiest way to go about it versus looking for a needle in the haystack.Just my 2 Cents.

Going more west and south especially after 42nd st really changes the neighborhood.
