It has also helped endure many insanely packed trains on my commute here in Tokyo.I have been living in Japan for 10+ years.    

With a vacancy that high in that location you will endure much turnover even if you decide to put in a nicer rehab.

If they're worried about your experience or it's not a great fit, then consider the standard approach: live below your means, put away something each month for investment, be ready to deploy when you've achieved the target.Now realizing this is getting long, but it's helping me fight my insomnia.

Even if I worked to the limit of human endurance, it would take me at least three months (probably more) before I close my first deal. 

I'd much prefer learning from other people's school of hard knocks than endure it on my own!

If you do not take matters in your own hands and vet people, to the highest level possible; and within your abilities, you will have to endure many negative consequences.

The hardship created by someone legally breaking their lease in this situation is nothing compared to the hardship that military families endure to protect our freedoms.

Getting into this business is extremely difficult, when done right, and is a whole lot more work than people think. 3 months is no time at all to be getting started and to be honest taking a year to find your first good deal is far better than taking 3 months to get a bad deal.This is a game of endurance not a 100 yard dash.

As one could imagine, the more advances made or costs endured are going to affect the return.  

I just want to work with honest, knowledgeable people so I can get myself established in this business and reach back and bring some people with me without them having to run the gauntlet of rip-offs, setbacks, and mistakes that I’ve endured.
