I have a college business degree with emphasis in real estate.  

It also gives emphasis to the idea of CLEAN.Plastic Cleaning Bucket: Awesome degreaser, Woolite carpet spot cleaner, white vinegar, baking soda, tub/shower cleaner, Magic Eraser.Reusable Shopping Tote: cutting board, kitchen garbage bags, picture hooks, dishwasher detergent or dish washing liquid, shower curtain liner, plunger, door mat.The liquid hand soap, toilet paper, paper towels and Clorox wipes that I brought during the turnover are left for the tenant to use.We present the rental agreement in a folio that the tenant keeps.

My current ARV of 130k in the analysis below is almost certainly too high if we can't split it unless I find a lender that places more emphasis on rental income in addition to comps than the current lenders I've spoken with.Overall thoughts on the analysis below?

The strategy also relies on your Lender's re-appraisal coming in at say, 40% more than you have into it, so again, the emphasis is on: wisely bought ie. the "huge risk" that you mentioned is ALREADY taken into account!

Ben is right, a conventional lender has there way of obtaining a value (Comparable sales, w/ small emphasis on Income), but you should have your own method of obtaining YOUR value.
