The Supreme court was clear that its not fraud to violate a due on sale and other lesser courts have said you cant be sued for intentionally trying to conceal a sale because you have no duty to notify them.

Anyone with tats on hands, neck, face or head has a problem in my opinion and I prefer not to take a chance so I will reject them.Tats that are easily concealed so as to allow the person to live a normal life I will need to know more about that person before I reject or accept.

As Mike says, many RE investors carry concealed firearms.I charge a high screening fee (for around here) of $35 so I know my low-income tenants are serious if they pay it -- plus I tell them it is non-refundable if they lie on the form or don't fill it out completely.Also, when I show a property I usually go with my partner who is an ex-school teacher and a good judge of both adults and children.
