Sometimes a cat or dog is a chill well cared for and awesome addition to the house; other animals can pee everywhere, chew the door and window frames, bark all the time, go bananas and stuff their nose in the crotch of every visitor, or the owner simply will not spring for flea meds or vet visits, leading to problems all housemates can feel.Like many aspects of this, it's a balancing act, and something to be mindful of.While I'm thinking through it, other things to keep in mind include furniture, storage space, parking spaces, and visitors.

Regarding a liability waiver, this is likely to be baked into most leases in one way or another, but it may not be the tenant suing you, it could be a guest, a visitor, a contractor (one HUGE reason to make sure you are only using licensed and insured contractors on your rental properties), or some random stranger - it's not feasible to have them sign waivers.

I would probably file for an eviction based upon the first mentioned (if a "visitor" stays for seven or more days you have the right to run a check on him/her).

Hello I have a house for rent and did find already a good section 8 tenant...She wants the property, also showed me her voucher today The problem is that the house is under my mother name and she is not a USA citizen,she is on B2 Visitor Visa.I just got a Request for Tenancy approval Form from tenant and i see they(section 8) request to fill it out w-9 form....
