There's maintenance (even on new houses), property management (even if you manage it yourself), Cap Ex (stuff will break eventually start saving now), Vacancy (assume at least 1 month or 8.333% per year), etc...Not to discourage you but try to learn from the people that have made this mistake over and over and over.Happy Investing.Dennis Rodriguez
