@Hoa Nguyen I wanted to address this as I see this mentioned a lot on BP, and it is patently false and a dangerous idea that keeps spreading.

Anyway to get a false information removed?

I try and just give them as much data as possible because most investors are super analytical.If they are wanting to list for an absurdly high price I tell them that's fine, but I'm going to increase my commission percentage.

In the charging papers can be things like "bank fraud, wire fraud, forgery, concealment, Consumer Protection Act, theft, false inducement and so on. 3.

Another thing I found to give me more peace is adding battery operated detectors in addition that are in a slightly different locations where they didn't false alarm (this was for a different tenant where the smoke detector always seemed to go off). they tried to comply.  

We are also seeing BK plans that are completely absurd, such as 24 months of payments of $100, then 24 months of $1000 then 12 months of $5000 to catch up, but the person only makes $50k a year....

I'm not disagreeing with you if you are implying that COC return is a better way of evaluating a short term rental, but to simply say you can't do cap rate on a single family rental home is false.

It is ambiguous and suggests a role that is false.
