Yes experience is a great teacher!

Great teachers and tons of supplemental resources.

However, I plan to be a teacher next year.

so you could get either  teachers/ nurses/ people that want to be closer to work or the town to fill your units and stay longer term than students so it would really be up to how you screen your tenants and what you setup.

My advice to you is action is your best teacher.

I am a school teacher thinking about getting my license and trying it part time.

Currently I am renting out rooms in the house in order to (more than) pay for the mortgage and saving money while working as a full time teacher for another investment.While this was happening, one of my friends from New York who has more money than I do (but not enough to invest in Upper East Side rentals) decided, well was convinced to purchase a duplex in the area.

Experience is the best teacher and I found that looking at potential investments and calculating the cost of rehab helped me think "I can do this and be good at it!"
