Hi Account Closed, Never done it, but everything I have heard and read is that it is almost identical to residential and often cheaper, you just want to make sure you don't over rehab.

For example, I could spend 24/7 sitting at a property watching for thieves in order to save $30/month on an alarm system, but I think we both agree that isn't a financial prudent situation.Likewise, I could spend 40 hours painting a house in order to save $15/hour in contractor costs ($600), but given that I could instead use half that time to find another deal (that would likely net me $20K), I'm pretty sure doing that work myself isn't financially prudent either.You put the most money in your pocket by focusing on the tasks that generate the most money.

I just want people to know that the only reason all of my valuables were still in my home after I was robbed was because I had a double cylinder lock on my front door the thieves gathered all of my belongings up but they couldn't exit the front door as they expected.
