Here's my approach, which is dramatically different than others.1) Clean it up and make a grand entrance with gated ranch arch and signage.2) Get it on the map with publicity.

Prices have gone up dramatically.

I've also had one batch of hearings go poorly where the Board refused to grant any reduction even though the properties were dramatically overvalued by any reasonable evaluation. 

If the infrastructure is based on tourism and the tourism decreases/disappears, that dramatically impacts the housing market.

It seems like most economists I have listened to and read do not believe that the current global debt load can support a dramatic increase in rates, and for that reason the Fed will not stress the current interest environment much further over the near term.

I ask because 12 to 50 units is a dramatic difference. 

Markets can change dramatically in just a few months and I don't like playing Vegas with my flips. 

I do feel the low and mid end of the duplex market is ripe for a minor correction but I wouldn't expect prices to fall dramatically.  

Lower end areas have additional risks and challenges but also have the potential for much higher cash flow, as the acquisition prices are dramatically cheaper but the monthly rents aren't proportionally cheaper.

It also has dramatically lower taxes than the states surround it.The downside to these areas are the downsides to Indiana in general.
