bout 18 months ago I went to look at a property in Mesa, Az nice older property, remodeled too nice for the area, granite everywhere, cherry cabnets, ect. owner was being forclosed on and trying to get out, ran comps and figuered we wouldnt even be close to what she owed, but still went and looked at the property as I was new in the game and excited to see anything someone called to sell me, very nice lady simply explained to her it wouldnt work for me, and as I was leaving she started asking me and my partner about our business and we explained how normally bought and fixed up, and she then proceeded to ask us if we were interested in purchasing the cabnets and counter tops as she felt they were hers since she took out a line of credit to buy it, lol. think she even offered us the toilet.

You can see how much a 1-car garage vs a 2-car garage affects appraisal, granite counters vs no granite counters, etc.For example, in my market, granite countertops are a $5,000 bump in the appraised value.The inspection is more geared towards finding what's wrong with the property (what's not up to code, safety issues) and making everything is in good condition and working as it should (electrical is wired correctly, plumbing drains well, no mold or termite damage, structurally sound roof, etc.)

I've done this on a yellow line piece of paper on a filthy kitchen counter top with a pen, but more often then not, I do it verbally, over the phone without ever meeting the seller or seeing the house.

Anyhow I am up for the challenge.So enough about me and on to the property information:Asking Price= $1,500,000Recently renovated with:New 30 year shingle roofNew Pex PlumbingUpdated wiringThermal Windows2018 2 Ton HVACsBrand new appliances in all units including washer & dryerGranite Counter tops in Kitchen and Bathroom18 units each 2 bed/ 1 bath, 795 square feetThey are estimating each unit will rent for $800/month.Here are my number I have worked:Annual income at full occupancy= $172,800Annual Property Taxes= -$1,416Annual Insurance= -$5,000 (the owner of the property said this was his best guess)Annual Property Managment at 10%= -$17,280Annual Maintenance/Cap Ex at 20%= -$34,560Annual Vacancy at 5%= -$8,640Annual Landscaping costs= -$1,800 (current owners rate)Total Annual expenses= -$68,696NOI: $172,800- $68,696= $104,104 before mortgage.GRM: 8.6Cap Rate: 6.9%Based on this information it seems like a decent deal I am just lost about finding a commercial loan and where to even start in this process.

I'm thinking that adding a a countertop, sink, stove/oven, and refrigerator on the wall of the Workshop and the Bathroom and then putting a island with some nice lighting overhead could make the space really nice.

I had to replace 3 20-year old bathroom sink bowls, put in imitation granite kitchen counter tops, new stove and dishwasher, new doors and drawers on the kitchen cabinets, paint the ceilings and walls, plastered and painted the garage, repaired fences, cut and trim three huge trees, go to the dump with a large trailer 3 times, paint portions of the outside the house, cut and repair a cracked concrete sidewalk, replace screens, level the yard. repair a lot of plumbing and the list goes on and on.
