Is there a law homeowner can't trash house?

So, I have a new one I haven't run into. A homeowner is getting more and more angry as his auction date approaches and we have no answer from the lender on if they will consider short sale.

He told me he would trash the house this friday if we didn't get an answer :roll: - Sooo...we're doing what we can for the guy, but his auction is still not for another week.

Are there any articles out there that show lenders are pursuing homeowners if they trash a house?

The BPO was done, and house in pristine condition.
I'd love to just show the guy an article.

Everytime I have a property owner tell about how they want to distroy the property, I have this conversation with them.
Instead of trashing the place, why not really stick it to the Lender. How you ask? Help me in everyway you can so I can buy this property for the lowest price possible. This will cause the Lender to loose more money. So, lets work together.

This is helped in several cases. But, eventually you will run into a property owner that want to and will trash the place. Either walk away from the deal, or get a bigger diacount for the work that will need to be done.

As for the above advice of giving the property owner "cash for keys", DO NOT DO THIS. That is really bad advice. Remember you are performing a Short Sale and the laws and regulations that accompany these types of transactions.
