Wholesaling Motivated Seller deal

So i have a question that is probably a dumb one but Josh and Brandon say there is no such thing as a dumb question, so here it goes. I received a call from a motivated seller after marketing to Absentee owners. I negotiated the price and he agreed on a really good price. My question is how do i get my hands on a contract? Do i have to call a realtor and tell him to write one up for me? my goal is to wholesale this property.

 Enough exit clauses? I thought we were in the business to buy houses, not waste people's time. Why would you ever want an exit clause if a seller accepts your offer? An more importantly, why would you ever need more than one?
