I suspect I am too late in the game (7 months since the last post), but I will say it anyway.In the BCity you have to to offer the right of first refusal to the tenants. 

I'll wait another year if I have to to ensure i make money when I buy it and what i buy will cash flow.So while I don't know for sure if these letters will work, I do know it's totally worth the time even if I don't land a rental.  

I think there are plenty of markets to go to to make this happen the hardest part is finding which one works best for you.

I love NC but so does everyone else, so I'm also considering FL, MO, KS, & OK--but open to to other areas if the growth and opportunity is there.

Have you looked into mini splits for supplemental ac, this would be my go to to at least explore.
