Inherited tenant with a dog that did not go on walks outside- instead the dog used pee pads and the backyard exclusively.  

We then put a taller baseboard in and replaced the carpet and pad.

This is a trip planned months in advance and with one click of a mouse less than a month out they throw the whole trip into limbo.

The kicker though was they also make you buy pad that I didn’t need which increased the cost.

I'm guessing that also wouldn't be legal.I would think a remotely changeable pin pad might work for the vacation rental side.

Now, all I do is tell the group to fund a deal and they go to Tribevest and with two mouse clicks it's done.  

I handle all setup costs (mostly running utilities, but in some cases laying a small concrete pad) , pay all utilities (incremental to the money for the lease), insurance, etc., so the only commitment from the the property owner is really in the space they're providing me for the machine.
