Deals like this have the ability to make far greater returns, but in exchange for far greater risk (hence the risk/return principle).As for deal-killers, some of mine would be the inability of the last owner to fill spaces, leases coming due within the next 3-5 years, and low quality commercial tenants in the surrounding area.
