The other problem is that people want to file chapt 13, and from my experience lawyers are pretty much deal killers.

I would tend to agree with @Joe Villeneuve The owners of an appliance store I just developed a relationship with offered me two of their occupied properties at a killer price...

Deals like this have the ability to make far greater returns, but in exchange for far greater risk (hence the risk/return principle).As for deal-killers, some of mine would be the inability of the last owner to fill spaces, leases coming due within the next 3-5 years, and low quality commercial tenants in the surrounding area.
